How It Works

01. STEP ONE

Being both the land developer and the builder, we are always seeking out the best sections suited to investment development. We have fostered great relationships with other developers who are always offering us the best opportunities.

Whether you are looking for a stand-alone home, a townhouse or a duplex development, the first thing you need to do is secure a section. This can be done with little to no money upfront. You should be pre-approved for lending based on what you want to achieve.

02. STEP TWO

After the section is secured, work starts on a customised design suited to your budget. Whether you’re after a 130m² townhouse or a 300m² triplex, we can quickly matrix the build and provide an accurate build contract number. Soon we will spend 40-50 hours fully quoting the entire house, we do not like working with PC sums and because of our zero markup approach, we can fully cost and lock in the price before contract.

 

03. STEP THREE

Step 3 is all about acquiring council consent. As we are a priority client of the Selwyn District Council, we have a priority placement and zero upfront cost. This comes from our impeccable 16-year history with the SDC. Council consenting can take 30-45 working days, during which time we are planning the build timeline and booking all aspects of the development. This time is also spent planning the interior design and checking over any extras you want to be included.

04. STEP FOUR

The build: Generally, a 24-28 week timeline is needed for the build and handover process. Because we are not a subcontracting builder, we employ our own team, which gives us better timeline control. The build process is exciting, and we welcome clients to visit the site as much as possible. We offer a fully recorded building site security product called MySpy New Zealand and can also offer a time-lapse video.

Handover is treated by our team as a very special occasion and you can rest assured with our 10-month maintenance check as well as a 10-year Master Build guarantee.

Our four-step system is flawless and has successfully built over 300 homes for investors and Cantabrians since 2014.

A subdividable duplex is building two houses on one section and then subdividing into two freehold titles. This is generally an exclusive opportunity rarely offered and, in doing so, effectively halves the cost of the land. As the developer/builder, we get to control the covenants, allowing us to take advantage of the new medium-density ruling in the Selwyn District. Our team is responsible for generating subdivision content, building consent and completing the project with two of every service to allow the legal subdivide to take place.
